Maricopa County real estate is on fire–here is my Scottsdale 85258 market update for February 2021.
Of the active listings ranging in price from around $312K to $2,950,000, the average days on market is 35. The average dollars per square foot asking price is $371 and the average square footage on the market is 2600.
For the closed sales, the average sale price over the last 30 days was $608,000 and average list to sale price ratio was 1.0–meaning that on average, homes are selling for the asking price.

There are many other strong performing zip codes around Scottsdale though a few still have higher-than-normal inventory. Housing inventory continues to fall in most areas and it’s possible that we’ll dip below 4000 available homes (for the entire county!).
