Visiting new home communities
When you visit any Arizona new home community, it’s a very smart idea to go with your real estate broker–the reason is that in Arizona, your agent/broker must be with you on your first visit to any given community in order for them to represent you; and, more importantly, new home sales agents represent the builder only. When you sign a new home contract, you will be asked to sign a document stating that you understand that the new home sales agent represents the builders interests and not yours.
Unless you are working with a small mom and pop type builder, the price you’ll pay for the home will likely be the same whether you have your own agent or not–so, it only makes sense to have your own professional representation. A good agent can add value to your new home purchase experience in many ways such as:
- Negotiate a better price (largely dependent upon current market conditions)
- Negotiate more favorable terms
- Help pick the best lot (important for resale)
- Review the builder contract and point out important terms
- Assist with financing by connecting you to outside lenders. Most builders offer incentives if you use their preferred lender, but you may find a better deal elsewhere
- Arrange third party inspections
- Offer advice at the design center appointment
- Attend all important meetings
- Attend walkthrough appointments

Buying a new construction home or condo comes with many benefits.
- Builder warranty–unlike buying a resale home, all new construction residences come with a minimum one year “bumper-to-bumper” warranty and some builders extend this farther. In addition, the foundation is covered for many years beyond the standard warranty.
- Fully customizable property–depending upon when in the construction cycle you buy, your new home may be upgraded in terms of finishes, layout and other options. Unlike a resale home, you can make it your own before closing on the property.
- Energy efficiency–Scottsdale builders offer homes with high energy efficiency appliances, windows, HVAC systems and more–this translates to energy savings for you.
- Low maintenance living–when buying new, there should be little maintenance required for many years which gives you added peace of mind.
- Potential for an equity boost. Markets are always shifting and while no agent has a crystal ball, buyers of new construction often benefit financially by getting in to a project early on. Builders typically roll out price increases as the sales cycle moves along to the point of sell out.
