It’s time for my Scottsdale market update | Sept 2019.
The past 30 days has been busy. As of today, there are 1856 actively listed properties for sale. There are 863 pending (under contract) properties and since August 31, there have been 591 sales.
The graphic below shows what happened one month ago and those same trends have continued with the exception of the median days on market.
The average days on market for the active and pending sales is 140 and 110 respectively. The luxury end of the market skews the days on market because that end is more soft. What we really have is a blended market. At the mid-range and lower end, homes are moving relatively quickly. North of $1M, there is a plenty of inventory. Above $3M, there is nearly a 40 month supply of homes for sale.
The average days on market for the recently closed sales was 91. Overall, the list to sale price ratio has stayed consistent at .98. Scottsdale seems to be performing similarly to the rest of Maricopa County.
