How are deposits handled?
Typically, there will be an earnest money deposit which turns into the security deposit–this is usually equal to one months’ rent. There will also be a non-refundable cleaning fee and if you have pets, a pet deposit which is sometimes refundable. The final payment for the rent is usually due a few days to one week prior to taking possession of the property.
Are utilities included?
Most luxury rental listings include utilities though the electricity, and sometimes the water, is capped at a certain amount–once you go over a specific dollar amount, you might be responsible for the additional utility charges.
Are pets allowed?
Some luxury rental owners will allow pets. Let me know what type and how many pets you have and I will check. Every property is different and requires inquiry.
How does the application process work?
Each listing agent handles luxury rentals a bit differently. Some listing agents prefer to write the lease while others will ask me to write the lease. Some owners would like to see an application and credit (depending upon the length of rental) and others won’t ask for either. In most cases though, there will be an application, a formal lease and a credit check.
